Abutting the heavily trafficked Montauk Highway to the south and waterfront to the north, a series of analyses and studies were completed, including noise studies, to best understand the conditions of the site and to optimize the site plan. The analyses informed the plan to be arranged to best buffer traffic noise.

The site plan design as further informed by the constraints of FEMA flood regulations, mapped wetlands on the site, and our intention to preserve existing pine trees. The design thus minimizes disturbance to the natural environment, minimizes traffic sound penetration into the site while maximizing views of the water from throughout the site. The final organization of the townhouse units creates a large, green open commons with a recreation area located to the west of the units.
